SPS – Landlord’s Responsibilities


  • To ensure that the appropriate landlord insurance policy is in place.
  • To advise the insurers of the building & contents of his/her intention to let the property
  • To advise Complex Property Managers of the agents (SPS) appointment
  • To undertake any maintenance or repairs required under the lease agreement & in accordance with PRTB regulations
  • To ensure that there is no furniture in the property which contravenes fire safety or any other safety regulations
  • To pay the agent (SPS) a fee equivalent to six months management fee should he/she wish to withdraw the property from the agency (SPS)
  • To give notice in writing to the agent (SPS) of his/her intention to terminate a lease, allowing for sufficient time for the correct notices to be served in writing on tenant(s)
