Our Services include: Opinions on Market Rents, Advertising & Marketing, Internet & Traditional Advertising, Flexible Viewings, Tenant Screening & Appraisal, Document Preparation, Transfer of Utilities and most importantly the securing of Deposits and Rents. Property Inspections during each tenancy are scheduled and recorded on file.
Our Duties as Property Managers
- Promote the property via an appropriate property website or alternative cost effective advertising
- Arrange viewings with potential tenants
- Recommend suitable tenants having secured appropriate references
- Draft a standard SPS tenancy agreement & inventory
- Secure the appropriate security deposit from tenants
- Confirm all utility meter reads with tenants and ensure the transfer of utility accounts to the correct name(s)
- Collection of rents on agreed dates & the transfer of such rents less our fees and expenses to Landlords within 7 working days
- Compliance with all registration requirements of the PRTB
- Securing of valid tenant references (where possible) and identification
- Transfer of utility accounts into tenants names
- Take appropriate action to pursue rent arrears in accordance with the lease agreement & PRTB regulations
- On termination of a tenancy assess the condition of each property (fair wear & tear allowed in accordance with PRTB regulations). Deduct if necessary amounts to cover damage, cleaning costs or rent arrears
- Visit the property periodically to inspect its condition. Note the inspection date on file and inform landlord of any serious breach of the lease arrangements
- Gas/Oil boiler service to be arranged annually & a note of this date to be kept on file
- Submit an annual rent account to Landlords on request to include all paid invoices
Our Fees
- Our fee of 10% incorporates our Letting & Management Services in Ireland. This amount is deducted from your gross monthly rent receipts. All fees are subject to 23% VAT
- All advertising fees or registration fees are charged to Landlords rent accounts
- Our fees are normally deductible as an expense against rental income but you should take your own tax advice
